Role Overview

We are looking for an experienced Project Manager – South Zone to take end-to-end ownership of commercial interior projects across Karnataka, Tamil Nadu and Kerala. The role requires strong expertise in project execution, contractor management, commercial controls, client coordination and multi-location project delivery.

The ideal candidate will be hands-on, execution-oriented and commercially aware, with the ability to independently manage projects while ensuring control over time, cost, quality and client satisfaction.

Key Responsibilities

• Manage commercial interior projects from project handover, mobilization and execution through final handover and closure.
• Develop and monitor project schedules, milestones, manpower plans and execution strategies.
• Lead site execution across civil, carpentry, flooring, ceiling, electrical, HVAC, plumbing, furniture, finishes and other interior works.
• Coordinate with clients, architects, consultants, design teams, MEP consultants, contractors, vendors and internal teams.
• Track project progress and implement recovery plans wherever delays occur.
• Manage contractors and subcontractors, ensuring manpower availability, productivity, quality and timely execution.
• Coordinate procurement and ensure timely availability of materials, equipment and resources at project sites.
• Monitor BOQs, measurements, billing, variations, material consumption and project costs.
• Ensure execution complies with approved drawings, specifications, BOQs, quality standards and design requirements.
• Identify and resolve project risks, technical issues, site constraints and execution bottlenecks.
• Conduct regular site inspections, project review meetings and client progress meetings.
• Maintain project MIS, progress reports, MOMs, schedules, approvals and other documentation.
• Lead snagging, defect rectification, testing/commissioning and final handover.
• Manage and mentor Project Engineers, Site Engineers, Supervisors and other project team members.
• Build and maintain a reliable network of regional contractors, vendors and execution partners.
• Travel extensively across Karnataka, Tamil Nadu and Kerala as required.

Required Qualifications & Experience

• Bachelor's Degree / Diploma in Civil Engineering, Architecture, Interior Design, Construction Management or a related field.
• 7–8 years of relevant experience, preferably in commercial interior fit-outs or construction project management.
• Proven experience managing projects from mobilization through completion and handover.
• Strong knowledge of BOQs, drawings, project scheduling, MEP coordination, billing, costing and commercial controls.
• Experience managing contractors, subcontractors, vendors and site teams.
• Candidates should be based in Chennai or Bangalore.
• Experience handling multi-location projects across South India will be preferred.
• Willingness to travel extensively across the South Zone is essential.
